Jessica - thanks for your honest reply. That was my line of thinking as well. I have had success with Craigslist and also used postlets to "class" up the ad a bit.

So if you were to buy the house via a conventional mortgage and put it in your name to achieve better financing, would you then deed it over to LLC before you flipped it?

What is the total cost (time and money) in getting these judgements?

Even with those in hand is there a good chance to collect from someone who barely can make rent, etc?

Curious - as it seems that it would not be worth the cost/time for the potential payback.

Is there generally anything different listed on the HUD or Bank REO sites that cannot be found in the MLS via realtor.com?

Without MLS access is realtor.com, etc the best search tool if you want to DIY?

In the past I have exclusively used Craiglist when advertising a rental property. Wanted to also explore listing on MLS but I am not an agent. How can I go about getting this listed via a flat fee site? Is it worth it?

Any other suggestions? Backpage.com, Postlets.com, etc,. Are they worth taking the time to list on from your experience?

Is it a general view that fourplexes have less than 50% rule? Considering that some of that the units share common areas.

What is the difference between a property manager and a GC if any?

Reading through some of the forums it looks as though the wholesale market is not a viable option here in Atlanta, is that a correct assumption?

Will look to continue to network and leverage the wealth of info available through this site.

Every time I try to clcik to edit my profile it takes me to a blank window. I following the directions in help section and found the same issue.

Thanks for the tip on plywood tiles.

I have used Floor and Decor outlets in the past, I will have to check out lumber liquidators.
