Are you buying in cities near to the Seattle area because you are going to manage the properties yourself? Have you already found the bank to give you a HELOC for the paid off single family rental property?

As much as California prices are ridiculously high compared to the Midwest, South, etc., I would probably want to learn the ropes with a property close-by, at least in driving distance, before going out-of-state. Real estate just has so many running parts/things that can go wrong (realtor, property manager, contractor, etc.) that you really want to know what you're doing before giving feeling helpless thousand of miles away from a property...

Oh man thanks for reminding me lol... I'm such a procrastinator when it comes to taxes. I don't know if my agent's referrals will work for that one - I'd want to find an accountant who has experience working with out-of-state investors. I might hit some up on BP actually...

I found a real estate agent I trusted first. From there he already had a lender, property management company, lawyer/title, contractor/handyman, etc. that he used frequently...
