@Melissa N. You're not too late to the party by any means. There's still plenty of potential and opportunity all through out the city. But Philly is a city of neighborhoods and it'll be in your best interest to learn some of the neighborhoods. 

In my opinion I think Brewerytown is next up to see some Major opportunities as well as West Philly (19139) area.

Philly is certainly a great market to invest in. Between the Health and Education fields the economy is on fire here. Although I would advise you to get to know this city intimately. A House on one street can sell for $400k, walk 3 streets west and you won't be able to sale a new reno if your bank account depended on it. 

Its a city of neighborhoods!
