@Melissa N. You're not too late to the party by any means. There's still plenty of potential and opportunity all through out the city. But Philly is a city of neighborhoods and it'll be in your best interest to learn some of the neighborhoods. 

In my opinion I think Brewerytown is next up to see some Major opportunities as well as West Philly (19139) area. 

Out of curiosity @Lindsay Denny, did you change your mind completely on West Philadelphia? 

Wow! Great work! Dramatic before and after pics is an understatement. What area are you looking toward as your next deal? 

Are there any other blocks in Brewerytown you have your eye on @Troy Sheets, as far as your next project?

Philly is certainly a great market to invest in. Between the Health and Education fields the economy is on fire here. Although I would advise you to get to know this city intimately. A House on one street can sell for $400k, walk 3 streets west and you won't be able to sale a new reno if your bank account depended on it. 

Its a city of neighborhoods!
