Updated Kitchen & Bathroom. Plumbing has recently been updated with Pex. Electrical and flooring has all been updated.

@Darius Glover I always suggest linking up with Agents with a smaller network. Young agents are hungry and motivated. Older agents tend to be settled in their own methods, you would have to adapt to them and like you said once they find their bread and butter investors their loyalty tend to stick with that circle (assuming their circle has a successful formula).

The biggest take away would be the young investor may not be knowledgeable in all aspects but... This is the information age. Between Biggerpockets, Google and iTunes alone there is NOTHING or NO information you couldn't obtain about Investing and other related topics. Just my opinion.

There's a lot of options out there. All of which are determined by your strategy and Numbers. Are you guys looking to Hold the 5+ Unit, Sell it as a turn key, Flip, etc...?

In my opinion Parkside is going to make a great return. The three story homes are beautiful structures and going to make beautiful rehabs. As the universities continue to build the area will continue to trend up in good qualities. Maybe I'm bias because I literally grew up in this area and went to the local High school (Overbrook). Also, the Councilmen of this area has all the needed connections to make some serious contributions.

I have to agree with Wayne on this one. Notify the insurance companies ASAP and shop for a more reasonable lawyer.
