Yes you can STR with old wiring. We wouldn't have any short term rentals in East Nashville if that was an issue.

I love 1940's houses, but yes you have to take into consideration that electric could be an issue that you need to update at some point. As far as plumbing goes, my opinion is to deal with problems if they come. Every duplex you're going to look at in this price range is going to be from the 1960's or later. Non of them are going to have updated plumbing or electrical.

Ideally she is able to communicate with you better, however I don't think I would create an issue. Property managers have no problem dropping clients who don't bring multiple units, so trying to assert yourself in this situation could back fire. The bar is low for property managers. I'd be concerned that whoever replaced this current manager will be worse. You have a tenant. Your tenant wants to stay. Deal with a problem when there is a problem in my opinion.

As mentioned in above posts, the value you get in a bnb is way better than a hotel. The price per person is so much lower than a hotel would be and you getting more/better amenities. 

In terms of Nashville STRs right now. @Luke Carl is an avid hater of them due to restrictions. However, there are many STR specific developments going up throughout the city that are built for that specific purpose. In residential zones they are no longer allowed as NOO.

It's an expensive game to get into in Nashville, but if you go downtown on any day of the week you will understand why. There is an ocean of tourists and events happening in Nashville every single day. 


 100%.... It's expensive in Gatlinburg as well..

I'm in the same boat. I live in Nashville and have considered other markets. If I can't find the right deal in Nashville my preference is Chatt. The entry point there is still relatively low compared to Nashville, but they still are experiencing growth and appreciation which is what it's really all about. Memphis is great for cashflow because the prices are so low. But low prices are also the problem.

Nashville is still king though. Cashflow is tight (at first), but appreciation and rising rents still make it the safest investment in TN.

For NOO STR we'll need to make sure that you are purchasing in the correct zone to be eligible. A 1 bed room studio in a good area that is NOO STR eligible starts off at $600k. https://dlgoodmanproperties.id...

In Davidson County a Short term rental is any rental agreement less than 30 days. So if you your rental agreement is longer than 30 days, no special zoning qualifications are needed! There is a huge market for travel nurses here that I'd suggest looking into.

 Congrats on the move! Cash flow isn't the best here either (although rents are increasing). Are you looking for a rental while you search for a personal home for purchase?
