Opportunity Overview:
I've secured a great off-market deal in Montrose, Houston—a highly desirable neighborhood just minutes from Downtown and River Oaks. The transaction has already gone through a dry closing:
-
The first-position lender has funded,
-
All closing docs are fully executed, and
-
Title is ready to record.
We are seeking $100,000 to finalize our cash-to-close and complete the transaction within the next few business days.
Deal Snapshot:
-
Location: Montrose, Houston, TX
-
Status: Purchase signed, funded in escrow – waiting on our final contribution
-
Use of Funds: Remaining buyer-side cash to close
-
1st Lien: Fully funded and secured
-
2nd Position: Offered as lien or structured equity
-
Exit Plan: Refinance or resale within 3–12 months
-
Investor Options:
-
Interest-only bridge loan (secured 2nd lien)
-
Short-term equity partner structure
-
Promissory note secured by deed of trust (to be recorded at close)
-
Timeline:
-
Ready to close immediately upon funding
-
Title company can coordinate disbursement directly
-
HUD, title commitment, and executed closing package available upon request
Why This Is a Strong Position:
-
Property is in one of Houston’s most coveted submarkets
-
Deal is already structured and just needs final cash to complete
-
Clear path to recordable 2nd lien or equity protection
-
Ideal for short-term capital deployment with quick ROI
DM me directly to request the deal packet, call link, or more details. We’re ready to move fast with a serious partner.

Look into/google "Self-Directed IRA". It's a retirement account that enables to you invest in whatever you'd like to invest in and the profits are all tax free. You essentially create a LLC and you put the LLC inside the IRA. From there, you can write checks for whatever investments you want from crypto to real estate.
I'd move in and out of some small fix and flips to build the account up. Once the account is size-able, then you can consider some buy and holds. Someone gave advice saying it's risky and you could lose money. In 13 years, I've NEVER lost money on a real estate deal. Things will happen that won't go as planned, and you'll have to pivot. But if you can do that, you'll be fine. Golden rule, don't buy anything you wouldn't live in. At least starting off, that's the good approach. If you consider yourself a "rookie", align yourself with an experienced partner. That solution is fairly simple.
Best of luck. I think you'll be fine.

@Dan Thomas Thanks for asking that question; it's a great one. And I agree with you 100%. I'm looking to do business in Houston as I live here now. But I was born and raised in Chicago. I'm engaging old connects and making new ones simultaneously. The new connects I'm looking to make would be other experts and investors in the Houston-land areas. I hope that makes sense and answers your question.
