It seems like your borrower would benefit most from a portfolio loan. Unlikely to find 30 year debt; however, they should find 5 and 10 year option with 30 year amortization.

Hi Jerry, 

What you are looking for is a portfolio loan. Most of the lenders who offer those can offer a release clause that allow you to sell or kick out one asset without redoing the loan. In some cases you may be able to get an assumability clause in the contract as well allowing you to sell all 5 with existing debt. Great option in a rising rate market. 

I cannot speak for all lenders; however, typically you cannot add or aggregate to the loan ones it is closed. Lenders who offer Portfolio loans tend to offer additional programs to place those one-off purchases on long term debt as well.

Hi Judson, I was reviewing some threads and stumbled upon this one. I am sure you've found some lender option already; however, CoreVest American Finance can help with blanket loans. These will be 75% LTV for seasons assets or off purchase price when it is an acquisition.
