Thanks Frank....
Hello BP community,
Does anyone have a recommendation for a handyman in the Central Valley area (Tracy, Manteca, Stockton). Looking for someone who can do small jobs such as repair sidings, fence work, bathroom tiles, etc.
Thanks,
Daven

Hi there Derek- Cash flow is great, but a little worried about the location. Heard this is not the best part of town.

Thanks so much David. Is 95824 a good one or should I stay away?

Hey there BP community!
Looking to pick up some rentals in the Sacramento area. Ideally SFRs or duplexes. Any advice on which zip codes to avoid? Found a nice home located in 95824, but then heard that Florin is not the best part of town. Also, what is the best way to connect with some wholesalers in the area?
Any suggestions...
Cheers,
Daven

Thanks everyone for your contributions. So it appears like we need to wait at least 12 months before we can do a cash out refinance to ensure we get the max appraisal. We put this home in a LLC to protect us from tenant liability, not really from a mortgage liability. We just closed on another home, and now we are contemplating if we should actually put this home in the same LLC.

Hi there-
My brother and I purchased an investment property in April 2013 for $185K, and put down 25%. After closing, we transferred the property title to the LLC's name. The current mortgage is under my brother's name, but the property title is in the LLC's name. Since then the property has appreciated and we would liker to pull some of the equity out to purchase another property. Are there any banks that will refi our mortgage if the title is in the LLC's name? Should we transfer the title of the property back to our names and then do a cash out refi? Will that trigger any tax consequences? Sorry for the long list of questions :-)
Any help is greatly appreciated!!
