I would like to thank everyone for all of the great advice, I've decided to just take my time and save up enough for a down payment first and then also take out the HELOC to use towards repairs. Since I plan to use the Brrr strategy I will repay back the HELOC and have it for the next project once the subject property is sold. Worst case scenario if the property does not sale right, I have a side business doing repair and remolding work that can pay back the loan until its sold. To everyone who is just starting out please seek and take advantage of all the knowledge and wisdom that are fellow members are willing to offer because you only get one chance to get it write coming out the gate.

Because I have a VA loan my lender stated I could pull out 100% and I don't think I could find a deal that low, but I did just run across one yesterday for 45k with a ARV of 170k needing 55k repairs.

Good call I was looking at it from a standpoint of buying and flipping, but I do need to take in consideration that I might have to rent it if it doesn't sale.

I plan is to go with the HELOC so I can reuse it again after paid down.

My wife and I understand the risks and we are both fine with it. I guess when the time comes we will double and triple check the numbers.

Anyone looking for a Birddog in the Metro Atlanta area, my plan is to start wholesaling one day but I'm willing to start at the bottom first. I also may have two property's located now with owner's information. I am also a commercial construction superintendent that does work on the side and can do a full rehab.
