@Brian Eastman thank you sir! I did a little more reading about indirect benefits. We do have 2 boys together, 7 and 9. It seems to me that they boys couldn’t live in the house. Not a problem, wasn’t planning to live there anyway. I also wouldn’t be able to pay them to do any work on the house. I guess I’ll just have to use them as slave labor. As young as they are they would be able to do much anyway. Am I missing anything else?

I’m planning to flip a house, I was talking to my ex-wife about it. When I got to part about a hard money loan and the interest rates she mentioned cashing out her Roth 401k and loaning me the money. She just recently left her job and wants to move her retirement money. I told her about self directed IRAs and that she could put her money into one of those and then loan the money to me with no penalties. I know a loan to a spouse is prohibited but we aren’t married any more, haven’t been for just over two years. Would this loan be doable? Or would I be considered a disqualified person?

I just paid off a car loan, a CC, and 2/3 of a additional CC this week. I want to apply for a mortgage, to house hack a duplex. I paid off these debts to lower my DTI ratio. How long will it take for these to show up on my credit report? Just wondering if I should wait and how long to apply for the loan. Thanks
