Hello Family,
I'm currently looking at a few deals in in phoenix Arizona and most of my calculations ARV and repair s are some good numbers to make an offer at 75-80% after repair value. I was just wondering if local investors can help me out or see what % they are using? so hard to get something under contract at 70% ARV

Hello Everyone
I been listening and learning from the podcasts and i want to buy a couple of rentals this year. I live in AZ my market is not an option for me. I been searching and looking in Alabama and Florida and would like to hear your opinions in these markets. Also Indianapolis and Omaha Nebraska.
I did sold my home in AZ and will use that tax free capital to do down payments or BRRRR

Hi guys i have a question for everyone and hopefully someone can help me out about me selling my home. I bought the home in February of 2017 and i rented it out in November of 2019. My tenants are moving out this end of the month and i am selling my home. The question is am i good on keeping all of the capital gains or do i need to prepare for a 1031 exchange? I live in the house for almost 3 years and rented it for a year. Thanks in advance
