I been listening to every podcast of BP and noone talks about the part of a purchase contract the very first things that a HML asks for im guessing cuz they know alot from that. Once i know which contract they want ill be good. Other contracts like i know is just the purchase contract that they ask for is what keeps me from making the move.

Its just the purchase contract part that they need from me that i dont get other than that i have a few deals i found that i send them but they ask for a contract of the home.

The thing is i been looking on realtor.com for a few deals that makes senses so when i send them the address of the property, and price. They still come back with the we need a contract from that property and rehab costs?

I get stuck by that i dont know what to do after that.

I need help i been trying to make my first deal with a hard money lender but what stops me is when they ask for a contract of the home or a purchase contract. What do they mean by that?

Post: Is it worth it? $7,500 kitchen reno for $50 - $75 more a month?

If everything is working on the kitchen.

Paint and foil thats all you need to do to add value. If your tenants are having trouble with that kitchen than go for it if they leave next tenants are gonna complain too.

Yes thats the strategy im looking to do.

My lender wants 25% if the house needs rehab. If i buy another house and live in it that would be a conventional 5% down

Theres alot out there 150k and less but for my strategy buy, fix and rent it wouldn’t work im chasing cashflow
