Yea I have 2 properties there. Going to invest in the usa going forward though 

@Cliff H. I work for Hostaway, and use it for my STR business (Been a real estate investor since 2020). Your price would be determined by the number of listings you have, if you want an annual term, if you want dynamic pricing and smart lock automations add ons etc.

For the base rate, you would be looking at $50/ listing tops. The more listings you have, the lower the price per can be, and also, if you choose to have add ons. 

Hostaway has the top OTA connections in the industry and is the most intuitive PMS on the market if you are serious about scaling and if reliability is important to you. I'm more than happy to get you a quote. Just let me know!

@Cliff H. The pricing for Hostaway varies depending on the number of listings you have. For example, if someone has 3 listings, they'll be paying around $50 each but if someone comes on with 50 they may be paying like $25 (these are not concrete numbers) they also have add ons like dynamic pricing and smart locks which are additional. Hostaway is not the cheapest software out there, but it has the most stable connections, reliability and 24/7 support. 

Full disclosure, I dont only use them, but I am an account executive with Hostaway. I would be happy to go over your portfolio and give you a quote. I have been a real estate investor here in Canada since 2020 and prior to working with them, I found their solution to be the best value.  

Hostaway is the best in the industry. 

Although they are not the cheapest, they have the strongest OTA connections, the most customizable direct booking website, the largest variety of integrations, top tier customer support.

Hospitable is okay for when you start out, but their calendars always drops. IGMS users always complain about double bookings, and Lodgify users face massive difficulties with VRBO connections.

I have been reading up on wholesaling and private money recently. I am a bit worried on getting something too distressed since I don't know too much about renovations. I was looking for something with minimal work, paint, flooring etc. I can probably get a better deal with the BRRRR strategy, but if I was to go down that route I would want an experienced partner to work with so I can learn from them as well. Starting smaller with less risk will bring less return, but it will allow me to learn with less headaches I think

@Frank Patalano I have been looking into that, my friend group doesn't have the capital, or are extremely risk adverse (rather just have a 9-5) or they would rather buy themselves a personal property first. Finding responsible and trustworthy people is difficult too. I am looking for a partner, but not banking on it. I may need to acquire that better job, save for another year and then go ahead. It's not ideal, but it seems like what will most likely happen. That being said, I am trying to find a way.

@Frank Patalano well right now it's having enough for a down payment. I dont make the best wage currently, I've been spending a ton of time looking for a new job so I can save more to put a down payment since I need 20% here in Toronto. Also, I only qualify for a $100,000 mortgage on my own, so I need a cosigner. I went with my parents and they said they would help, but they're too slow on moving on things. We lost so many opportunities since they want to "think about it" even after showing them the analysis from bigger pockets and consistently talking about the deals. I'm looking to get a new job, save for a few more years and execute on my own now.

There are a few reasons I am looking there. The main thing for me would be the price since I dont have much to invest with currently, however, population growth is around 3% per year, university is expanding, companies are investing to increase tech jobs, its assumed to be the next tech hub of Ontario. For a house around $160,000 you can probably get a small family renting it for around $1200-$2,000/ month (depending on area and house) or student rentals Im looking at 4 bedrooms for around $500-600 per bedroom. Garage and parking spaces are also a good selling point there. There is a forum on Bigger Pockets all about Windsor with more information.
