Hello! I am a newbie investor, originally from southwestern, PA and now currently located in Washington, DC. I have always been interested in real estate and engaged in BiggerPockets loosely while in college at West Virginia University. Since graduating in 2021, I moved to Washington, DC to pursue a civil engineering career and am now feeling like I am in more of a position to start learning and pursuing real estate investing seriously. I started diving back into learning by reading the Real Estate Rookie and was hoping to put myself out there and find some like minded individuals that are in the beginning stages of their investing career as well. Look forward to learning and connecting with the great people in this community!

Quote from @Darrius Lloyd:

Hello everyone,

My name is Darrius Lloyd, and I'm a 23-year-old aspiring real estate investor based in Northern Virginia. As I approach the end of my current lease, I'm eager to embark on a journey of house hacking with multifamily properties. I'm actively seeking mentorship from someone with experience in similar markets who can shed more light on this process. I am reading a bunch of real estate investing books , talking to realtors & loan officers, and trying to educate myself best I can.

I'm also looking to expand my network within the real estate investing community, and I believe this is a great opportunity to connect. If you're open to sharing your knowledge or having a conversation, I would greatly appreciate your support.

Please feel free to reach out—I look forward to connecting with you!

Thanks!

Darrius

Local PM here - happy to help, we have multiple developments that are gearing up to sell in the next 6 months, few small multis and townhouses. Kindly let me know how I can be a resource.

Quote from @Ricardo Lemus:

Hi there,

You guys probably went thru some of my post already and even help me with some experiences - Thanks a lot :)

This time, after 6 months on this, I think part of my brain is saying that somehow I am in the right direction, and the other part is saying something is going on with the rent price I have set for my properties. After 6 months I have two properties and since day 1 they have been rented.

However, making some numbers and organizing the 2025 budget I am not sure what to think about my first step on this journey.

The rent covers the mortgages (10 year loan both) however I have to take out of my pocket some % to cover HOA and management fee. Roughly is $400 for both properties.

What do you think, was a good move to get these properties? should I adjust the rent, considering I know the same floor plan could be higher?

Thanks as always.

RL

Hey everyone,

I'm Dan, 35 here, I'll be able to make my first purchase in summer '26. I work in Potomac, MD, and would like to buy a condo or apt that I can easily commute and live in, and then eventually rent out, and then buy another.

I'd be happy to make connections over similar goals, and to learn about tax info for DC, great spots to buy, and trends for rentals. I figured DC would be a great area to invest in because it attracts tons of young professionals. Maybe you can prove me wrong?

Let's talk,

Dan

Welcome to BP. The market in the area is dynamic and continually changing. It has been though historically one of the most stable markets in the country, with very predictable patterns.

Totally! PM here - happy to help the BP community with rental analysis, leasing trends etc should you need anything from me - Northern VA and DC.

The fees are about market rate for PM companies although the repair is a little high imo - the issue sounds like they procured a bad tenant. It could just be bad luck or improper tenant screening.

@Chris Clothier well said

the answer is almost always "it depends"

is your LP an opportunist or not, what's their risk profile, what returns are they looking for?

there is no such thing as a one size fits all

some may want to venture/partner with you in the acquisition, rehab, stabilization, and sale/refi and for this should see higher returns.

others might want nothing to do with you but buying and 100% owning the "turnkey" investment based on their DD and underwriting.

As an LP my thesis will be different from other LPs. There is no shortage of private equity offerings, and the aforementioned vehicles. I would underwrite both options, I would look at commercial syndications, etc. but most of all DD on the GP.
