I am currently looking to purchase my 1st Biy and Hold Property and I have the opportunity to partner with someone who is willing to put down the entire Downpayment. The downfall is that this persons only real estate experience is loaning money to flippers.

The potential partner wants 1/2 of the cash flow monthly and upon selling the property they would want their downpayment back plus 1/2 the profits. This I understand is not a good deal but I know I can negotiate as Brandon has stated many times the norm can be 50/ 50 split. What are some techniques people have used to help non investors or family understand the different strategies and their returns?

The engineer in me wants to do a 1 pager with quotes from industry examples and a example with numbers to emphasis the differences. :)

@David Chappell thank you for that. That is the 1st time I have heard of that and i will definitely look into it. I have heard some many things about the TX market and high taxes. I am sure that forces you to use a certain level of creativity.

I am a Electrical engineer by trade but I am also a Supply Chain Consultant currently. As a new investor I am loving gaining experience analyzing deals and I am currently looking for a SFH Buy and Hold in Atlanta.

I hope to have the opportunity to work with a BRRR investor in the future and potentially help with analyzing the deal and getting contractor quotes ( I was a Procurement Consultant in my past life :))

Thank you for your input. I can definitely see where zipcode would cause a problem. What are some of the key requirements you have for a city in order for you to invest?

Good Morning,

As I think about strategy this morning, 1 thing that came to mind is what are the different ways people use to evaluate a market down to zip code?

I am new to real estate investing with a interest in buy and hold opportunities for my 1st investment. I look at the school system, analyze the market using BPInsights etc but I would love to here what has worked for other people especially in the Atlanta market.

Thank you for this post. I am current in the position of looking at different lenders here in Atlanta and I have found that alot of them have suspended the HELOC program. I will make sure to check with TD Bank.

I am currently in the same position as you and I have been talking to a few lenders. Unfortunately, right now it seems like the majority of lenders I have spoken to have suspended the HELOC program for right now.

@dushyanth Malkud obviously I am late to the party but I am currently looking at lenders in the area. Can you provide any recommendations from your search?
