While you're in SD I'd say house hack. If you want to put all/most of your $$ to buying cashflow I'd recommend doing an FHA(VA loan) if you can here to start building appreciation. I invest out of state in Missouri. I love KC, Springfield, and a few other smaller pockets. Sounds like you're doing your research! For SD, I'd look toward West Chula Vista. Huge changes coming. It's going to be an mad house in 5-10 years in a good way. If you have any questions feel free to hit me up!

Office is in downtown on the Corner if 6th and Broadway. Just Google Biga (Italian restaurant) and I’m next door. We’re finalizing the location today before we post it, but most likely at my office/roof then hitting Serrano’s across the street.

Dude. If you're using the VA loan to invest I'd love to have you come by my office for a short interview. Also come to the meet up March 7th! Most of the people I work with and help are VA and I'm trying to spread the word/strategies on using the VA loan to invest.

Hey man,

So two things. First, I'm holding a real estate meet up in downtown March 7th I can give you the details on. It's for "From Military To Millionaire" so a lot of VA investors, but we have a nice crowd of other investors as well. Feel free to come by!

Secondly, I just want you to understand the expectations you should have when getting into SD real estate. If your goal is pocketing cashflow each month while building your portfolio here you’re going to be disappointed. It’s very hard to find something that cashflows in this market. It’s a different kind of play here and can pay off HUGE down the road, but up front you’re looking at either house hacking to keep your payment low or carrying some out of pocket expense for a few years while your property value increases. This isn’t always the case. Value add properties and the mystical unicorn have been know to pop up here and there, but the competition here is high so just starting out I’d suggest the first option.

I don’t want to discourage you and I’m glad you’re exploring your options! But be aware of the type of strategy you’ll need to use. Look into Chula Vista! It’s going to be a great place to invest.

Hey Vick,

Full transparency I'm an agent in SD. Primarily work VA and investing.

I always tell clients in the situation to not try to time the market. It’s a dangerous game. However my insight is this - We are about to move into the hot season for SD real estate so sooner is better than later. -SD market will go down when people want to stop living here. -And you only lose when you sell. Meaning if the market did work against you at first after your purchase, as long as you keep it rented ect you’ll be fine until it recovers or goes up. Which it always does.

Hey man,

I'm an agent/investor in SD. My primary focus is VA, investing and a combination of the two. I love that your looking to utilize the Va loan for investing!

Right now I'm in escrow with a VA client for a $1.1M triplex that's cashflow positive day one. It's possible, but you have to navigate the deal right. IE pull wins where they matter for the investment but keep expectations realistic for the seller.

House hacking is the way you have to go with the VA loan, but it doesn't mean you need a duplex or up. A lot of places are listed as SFRs but have granny flats/ADU. The agent just listed it differently. You could also rent out rooms to trusted buddies or in some areas AirBnb works VERY well.

Hey man,

I'm an agent/investor in SD. I focus on VA and investing and a combination of the two. SD county can be difficult to categorize large areas as good or bad. It can vary from block to block at times! With that being said, there are some big developments going in the have promise to be great investment opportunities.

5th Ave in Downtown SD (the center of gaslamp) is removing north/south traffic and putting in brick walkways. Foot traffic only. IMO any condo along this development will be a solid investment.

Chula Vista has a $1.1B bay front project in development. Chula Vista is the only place in SD county (maybe even all of SoCal) where West is cheaper than East. There was never a reason to live in West Chula until now. On the surface it might not look like the prime investment opportunity, however below the surface you’ll find dramatic zoning changes, plans for a ton of bars/restaurants and new construction condos. This is the best investment area in SD I believe.

Oceanside is right off the main gate of Camp Pendleton. I help a lot of VA guys get into property here so they can have the option to rent it when they PCS. The demand for rentals here will always be high and circulating new potential rentals. Oside also has some nice development going on and the area overall is nice. My number 2 choice.

Post: Kansas City MO BRRRR Deal

What’s up BP,

I have a friend who has some experience in flipping, however not enough to feel confident on his know how to undertake this deal.

It’s a townhome in Kansas City Mo that’s owned free and clear, but one of the tenants passed away (a friend of his) and the family just wants to be away from the property and not rehab it. The info he gave me was

- PP 80 - 100k

-ARV 150k

-mostly cosmetic repair

Very vague I know. As I said he doesn’t have much experience and wasn’t even aware of Bigger Pockets. The reason for the post is to find an investor that’s willing to take on the property for him and the family or to get some recommendations on a hard money lender in that area that could assist him if he does the flip himself. The numbers he gave me are just his “shot from the hip” but I thought it would be better than nothing. I would look into it myself however I’m an Agent in San Diego and don’t think I could do it in a timely fashion. Any help would be very much appreciated.
