I would agree with the above statements. If your looking to BRRR then maybe a single family however with duplex its really nice to always have an income meaning if 1 of your units is vacant your still pulling in an income. Sometimes both units might be vacant but usually at some point and time your leases will not always renew on the same date and they will be spread out helping reducing the risk. I hope that helps!

Hey everyone I am looking for suggestions on who you use for direct mailing. Some just seem so expensive others seem decent but I would like to find one that stands out from the crowd so to speak. Please let me know any thing you have used in the past I would be interested in checking them out.

Direct mail is a good one. There are a TON of companies that offer this make sure your paying a fair price and you have a strategy. The last thing you want to do is  waste money on marketing and not get the phone ringing.

@Tim Herman tim I responded but forgot to tag you. You had 8% and 5% that's what I had just swapped the capx I had at 1% and adjusted it I cannot Capt the screen shot but now it shows cash in cash is 4.65% and a purchase cap rate of 7.27%
