Hey guys, either of you have any progress with your seawall permit/getting construction rolling yet?

The following is not to express any level of happiness/unhappiness with build or process. Just expressing timeline as I best understand it.
Contract Jan 2022
Lot Purchase Feb 2022
Completed permit package submitted to city June 2022.
Construction permit approved by city August 2022.
Alt Seawall permit approved by city September 2022.
Closed on financing September 2022.
Lot scraped November 2022.
Fill dirt brought in December 2022.
Status update of "Ready for underground plumbing" from builder February 1, 2023.
According to city portal, "Notice of Commencement" not completed at the time of this post, no indication of underground plumbing at time of this post (April 1, 2023). Still in slab process.
Awaiting response from inquiry sent 3/24/2023.

I hope to hold as a LTR and believe in the area long-term.
Some decisions will have to be made when this whole thing finally comes to fruition, especially regarding interest rates, insurance, assessments, etc, but hope to hold!

At the time of this post, construction permit fees are not paid. There is not an indication of underground plumbing inspection occurring in the energovweb portal.
Alt seawall permit has expired and has the following hold in the portal: "Hold has been added by the IAA to ensure the expired permit cannot have any further work conducted until the expiration is extended."

Unfortunately, the builder was over their head and went bankrupt. However, I've learned a lot from that experience and am willing start over again- Make sure you stay on the top of them and fully account for the draws being taken as if they (Builder) have multiple projects I've seen where one individual's draw gets comingled with another property.
Good advice! New construction has been an adventure so far. I do have a lender in place that releases draws only after inspection of a step of work is completed.

I wouldn't say there's an exact amount. Lately, it's been about 10 days to 2 weeks when I ask for an update, as I anticipate being close to slab, and have been inquiring which steps are done. I find the checklist they send helpful.
When I have a step completed or know I'm in a lengthy part of the process, I inquire less frequently.
