Single-family residence buy & hold investment in Carbonado.
Purchase price: $190,000
Cash invested: $60,000
16 acre 3 bed 1 bath Home. Totally Off grid with micro hydro,48v dc to Pure sine wave inverter(5500 watts) New Trojan Batteries (Renewable energy) Have two springs one for drinking water and other is for water turbine.(90 gallons per minute and 175 foot of head/drop in elevation) still in progress as we have plans to convert into a functional micro farm with greenhouses all natural Non GMO vegetables that are ORGANIC.Breaking ground on year round heated greenhouse this summer.2019
What made you interested in investing in this type of deal?
Get away from electronic pollution,Neighbors, and the crime/hustle bustle of city living. Fresh air,clean water and the distant sound of a river is peaceful and soothing.
How did you find this deal and how did you negotiate it?
Bought it thru a family member who moved to AZ and lost interest in the property
How did you finance this deal?
Biginitial investment to make it liveable and took over existing financing
How did you add value to the deal?
My Honey fixed and or redesigned almost every system here.
What was the outcome?
Still living here
Lessons learned? Challenges?
Always get everything in writing,even with family. And do your due diligence BEFORE you agree to anything
Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Noah, Hi, great topic for a thread. Very interesting...as I know little to none about this subject but see its value and revelance in our ever increasing high tech world. I would be interested in hearing more about how someone on a low marketing budget could start out in a practical way and then ramp it up as more sales could mean larger campaigns(snowball effect)

Mario, eventually this will catch on...as investors seek other areas to invest in or are attractive enough ? (ROI) Virtual auctions may become a real thing, where people buy and sell from their sofa after dinner. I mean the trend for instant gratification isn't going away anytime soon...conveinance will remain the springboard for some industries to work out the kinks to make these type of transactions happen. For example title companies prescreening deeds so they can guaranty a clear title,cyber escrows etc. Food for thought for sure but I am convinced that soon after 5g networks are implemented many changes will come almost overnight
