I agree, I couldn't get a low enough BPO IMO. The agent(investor also) enthusiastically told me he could sell it for X amount. I think I'm done with short sales anyway. Too many rules and regs and too many hoops to jump through.

What lender is this from? I was just going to ask a similar question. I have a short sale with Wells Fargo and they are making me take out a clause in my contract that "buyer intends to resell for a profit".
I asked if they were planning on putting stipulations on my approval and didn't get a straight answer.
Wells Fargo -
"In regards to the “flipping” verbiage, I either need it removed, OR, I need it to also include an estimated date the repairs would be completed do it does not appear the flip would occur the same day as you close."
My offer is in a trust and I need to wholesale this one out. Hoping this doesn't mess me up. Sorry if I Hi-jacked the thread, seemed related.

I'm trying to see if I can contribute the extra. It's about $2k difference. They threw it out of short sale review thanks to the lack of cooperation from Citi. I have to start from the beginning again. I should have called them by now but I'm so damn tired of this one! Calling Now... Thanks for the motivation.

I did prepare two Huds. The first offer I sent 1st lien holder a 2nd lien holder a pay-off of $3k and the 2nd lien holder a pay-off of $500. Who would have guessed they would counter to $3,500-25%.
This whole thing was odd. I sent Wells Fargo (1st) the offer again hoping to work it out. If not I'll wait until foreclosure and try to pick it up then. I would Hate to wait until next year since I've been working on this one diligently for most of this year! Two BPOs, 3 repair estimates(foundation) and probably 6 offers between the two lenders. At least I'll have a leg up on other investors when this goes REO.

Just checked my google ranks for both of my websites. Within one week my new site I created with godaddy is ranking on the first page. My second site, the pre made investor template site which has been up for a year is on page 6.
Point is, create your own. It's not as hard as you think.

Jared I'd like to see your site. From what I've read search engines "spiders" have a difficult time reading flash and javascript.

What do you guys target as your most important keywords to bring people to your buying site?
These are the top few I'm using based on Impressions off of AdWords
1.We Buy Houses (with and without your city)
2.buy my house
3.sell house fast
4.Probate
5.sell house by owner
I entered dozens of variations in Google and these seem to be the only ones worth any time. I'm Interested to see if anyone tries anything different.
