Hi @everyone,
I currently have a sub-to multifamily on the table. The problem I'm having, when considering if I should move on it or not, is that the property needs some TLC. The rent is lower than the avg rent & I may need to evict the tenants due to upkeep of the property. Once rehabbed, rent raised & better tenants the property would bring in fairly good cash flow. What would be the best way to acquire the funding to rehab & any potential exit strategy, with keeping the property as my main focus. Open to any suggestions or strategies!

I recently secured a buyer for a probated property which has an open estate. The agreement stipulated that the buyer is to pay the attorney fees and closing costs. Assuming the title company could close the transaction of both seller and buyer, I was made aware that the seller's attorney would have to be involved in the seller's end of the transaction. Since, being in PA it's not required for an attorney to be involved in the closing through title company, the buyer, understandably doesn't want to be responsible for any of the seller's fees due to the estate & the original purchase agreement payment clause. What type of language should the addendum have to defer the attorney fees back to the seller?

How long should a wholesaler give a buyer(s) time to decide if they want to buy the property? I know this may vary but what would be a realistic timeframe?

@Nathan Gesner, no I was updating a lease for my tenant and it has an option to charge for a non-entry issue. I know that's more common than not with rental properties.

Is there a percentage or flat fee that can be charged for any non-entry issues with a tenant in general but more specifically in Pennsylvania?
