Im in the process of closing on a condo deal, however, I am having an extremely hard time getting in touch with condo association in order to obtain the condo documents and resale package for review. Does anyone have any suggestion?

What are some things to be on the lookout for when dealing with contractors? Is it wise to pay a project manager/middleman to deal with you contractors? and if so, what are their going rates per rehab?

I would love to know the answer of this question myself!!

@Brian Thanks for the input.. Im finding that deals on condos in the area aren't bad at all but I suppose that is due to all the stipulations and HOA's governing.

@ Ibrahim, Where would I go to check the database? Your answer is the one that I was looking for. Through networking in my area, I keep hearing "FHA wont approve" and continuously see "cash or conventional financing only" on the listing. I need to figure out how to get to the FHA database to see if they'll approve

Is it common practice to submit offers in the property address LLC. For example, 1234 Madison Street LLC as the name of the buyer. Then upon ratification, establish the LLC? Is this ethical and/or standard practice among investors?
