Hello all! My big question about building a DADU on a SF lot is this: Does the value of the original, and very nice home decrease because the lot size for that home has decreased? I realize developers are making bank because they end up selling 2 brand new homes. Would a homeowner also make a nice profit after selling both homes? Thanks for the help!

HI all! 

I thought I'd start here first.  I'm putting a triplex on the market here in the Greenwood/Green Lake neighborhood in May.  Sits on a 6900sf corner lot in a SF5000-zoned area.  The triplex is grandfathered in.  My head is spinning!  I want to get my dear friend the best price, so your advice is much appreciated.

It needs work!  Built in 1906 with several major remodels, it commands $3350 at present with the owner living in the first floor 2/1 unit.  The total living area is 2970. The grounds are gorgeous.  

Basement is FUNKY, but adequate for storage!

I'm guessing with about 25K in repairs/upgrades the first floor can rent for $2800...rent could be raised for the 2nd floor unit (3/1) and 3rd floor unit (1/.75)...so $6500 total in rents.  Taxes are just above $8000.

I'd love to do an off-market deal.  Anyone out there in Seattle willing to take a look?

It was recently ( OCT 2016) appraised at $925000.  Full house inspection in FEB, new sewer in the last 2 years.  Good Gas We're going to try to list it for $9750000, given this market.

SO!  Wow, if someone with DEEP pockets buys it and restores it back to a single family home...300K in remodeling, in this neighborhood, it could easily be worth 1.4.  Not much of an upside for a flipper, but with our prices still expected to rise 5% or so, it's got promise!

I've tried getting an answer from the planning department to no avail about the possibility of subdividing it to build 2 new modern homes.

Thank you, Michael.  My concern is that they might feel violated that I know so much about the financial situation.  I'll wait on contacting the daughter.  Perhaps another letter.

Trying to get a foot in the door with an elderly couple who are in pre-foreclosure.  After some due diligence, I discovered they filed for bankruptcy in December and it was denied.  This house is in my neighborhood and I'd bet my life these folks are hoarders.  Got up the nerve to call as a follow-up to a recent letter (VERY low-key) and the woman yelled at me and told me to stop sending junk mail.  "We would have contacted you if we were interested!"

I've got the daughter's contact info--thank you White Pages Premium subscription!  Should I write her a letter too?  Tell her I know her parents' situation?  

Any advice is greatly appreciated!

Dang, I would love to get this house under contract...and get these poor folks some help.
