There is ProBuild on 19, they frequently have what appears to be discount doors and windows outside.

it is always a long shot but the Habit for Humanity Restore on Ulmerton and 66th has a lot of bargains. Excess stock from homebuilders, big box stores and generous homeowners.

Jason, talk to GTE credit union, I have one mortgage with them and they are dying to write loans. Also check out some of the smaller banks in Tampa, Mid-Florida Bank comes to mind. I worked with Bay to Bay Lending on my last primary residence mortgage, the team is awesome, plus I think they are doing some direct lending now.

Late December is my favorite time of year because I just love New Year's Resolutions. I always make personal, family, health and business resolutions, and keep 80-90%.

I will save up enough cash for a BP Pro Membership.

I will gain possession of one property before April.

I will buy a multifamily property before the end of the year.

I will pass the Real Estate Sales Associate exam.

I will close two deals a month as a RE Associate.

BP will continue to be a major source of inspiration to me. I have never felt more well informed prior to reading here. I will continue to study the forums and listen to the podcasts to expand my knowledge base.

Hi Joel,

I like GTE credit union, I have a mortgage through them. I just spent about an hour on the phone with their commercial department last week and it was all very good. Solid rates, no prepayment penalty, flexible amortization schedule. I am still learning the private lender market.
