I would like to know what is the correct formula to be used when investing in fix & flip properties.

I have read and seen the following and have gotten a little bit confused as to the proper formula I should be using when investing in fix & flip properties.

1. ARV x .70 - repair= Buy Price

2. MPP= Sales Price - Fixed Costs - Profit - Rehab Costs

3. Profit= Sales Price - Purchase Price - Fixed Costs - Rehab Costs

After reading a lot of what has been said on this site. I have come to the conclusion that if your in need of a mentor and can't find one locally you just ask for help on this site. So, I'm asking what do I need as far as the basics to invest in flipping real estate. To a new investor there is a lot of information that really blows your mind. So, therefore I'm asking for the basic information so I can take action. Sometimes its hard to get your point over by just typing information online. I'm so much better talking with someone than typing it.

Hello,  my name is Doug Lowery. 

I have not invested in any real estate. I'm interested in the flipping side of real estate. My background in real estate has been reading and listening to everyone talk about real estate investing. I'm a licensed home inspector. I realize you have to take action sooner or later and that time has come. I would definitely appreciate any advice.
