If/when I move into the market in MN, I will work with him based off the conversations I have had. @Dave DeMarinis unfortunately I haven't found a good enough deal to purchase. I am very conservative in underwriting and buy off of current financials and current fair market rent. I don't "count" on rent appreciation to make a deal work which has me on the sidelines right now (always overbid) but that's ok, I am not willing to risk the market turning on me. I'm actually looking at SFH while still keeping my ears to the ground for MF. How have things been for you?

@Matt Higgins where are you buying MF? We should connect. Birmingham in particular is so competitive you can’t find a good deal being an OOS investor.

I did a little investing in Corpus Christi while I was stationed there so I know what you mean! I like the 15 year am but I also like the flexibility of 30 year am.
Sounds like you’re doing pretty well, don’t sell yourself short!
