 This.    People will crap right on your face right after they kiss you and tell you how wonderful you are.  Get them out and don't blame it on anyone but yourself. Their kid will be told to hound your kid o find out who your "A-hole silent partner" is so they can bug him or sue them for some imagined slight.   Get them out and stand your ground with them, and your son.

Sorry to be so blunt but there it is.    Humans man, they'll game the sytsem.

 Amy, great analogy!  (And I am absolutely stealing it)   We were very fortunate with our first STVR purchase and are looking for another this fall...and are staying strictly in our own parameters.  NO emotion, NO rush.  Our Agent keeps saying "There's always something for sale"

We did the buy-and-hold thing here, David.  Bought a Condo at the beach that we are short-term renting strictly through VRBO and after our first full year we are cash-flow positive after everything's paid.  

Don't get discouraged easily and plug away,  research your chosen method and ask questions in here.  If I would have found this site before we bought I could have saved both time and money, and it has been nothing but beneficial since I joined.  Always something to learn and absorb and get exposed to!

Great post and example, Steve, thank you.  We are buy-and-holders here and I know this is an old RE adage, and I actually read it in a post from @Jay Hinrichs first so he gets credit for telling me...You make your money when you buy.

We are planning on buying several more properties, but don't ever need to get into that kind of frenzy.  I would have liked to have seen it though!

No more shoes hanging from power lines by their laces.

Sidewalks being repaired.

Check cashing places closing / moving.

A small park being made and cared for.

Boards leaving windows.

Speaking from what I've seen where I live, 3 times now to different neighborhoods.  Harrisburg PA.
