@Rhonda McDaniel LOL! yeah they usually tell me where I can go :) 99.9% of the time people who want you to make them an offer aren't serious which is why I respond with a not-serious "$1". By contrast motivated sellers know what they need, they just don't know how to get it, so when you ask they'll give you a price.

@Joel Arndt Yeah, sellers like them a lot more than lease options because it feels more like a sale. But as @Gary McGowan pointed out very few real estate lawyers know how to handle them anymore.

@Kevin Rhoden Call on Sunday 1-7pm. Or call while you're watching your daughter. You can even use that to your advantage, pitching yourself as the "local dad" who buys and fixes houses to improve his neighborhood. A motivated seller won't mind if she makes some noise in the background or you have to excuse yourself for a moment to tend to her.

@Charlie MacPherson The way I read that is you can rent out your primary residence, for example while you're away, but not a rental property that you don't live in. It makes sense and is perfectly reasonable. The city is trying to stop investors from essentially running unlicensed, unregulated and (most importantly to them) untaxed hotels.

You can complain that this is infringing on property rights if you want. But the government already crossed that line long ago and Americans failed to follow Thomas Jefferson's advice to overthrow it and reestablish the constitutional rights of the individual.

@Max Power Lee Uh...what? You listed the purchase price and the sale price and said the difference was all profit. But you also said this was a fix and flip. Where's the purchase costs? Rehab costs? Holding costs? Resale costs?

@Tanya Lechner Have you ever run into a "motivated seller" listing where the seller was actually motivated? In my experience it just means the seller is now desperate to sell the house for more than it's worth, instead of just normally wanting to sell the house for more than it's worth LOL :)

@Michael Lee My experience with MLS sellers is pretty limited. My offer is to take over their payments. I can't say whether that's more or less successful than making a low cash offer.
