@David Lund You can find a motivated seller with a better rate and take over their payments. Or you can find a motivated seller and buy their house with owner financing. Or you can find a motivated seller and lease purchase their house.

@Jerryll Noorden Good job explaining the concept I hope it helps some folks but I bet the #1 question you're still going to get is: "But why would they accept less than market value?" LOL!

Everybody wants to know what a motivated seller looks like, how to identify them, or worse yet how to talk regular sellers into being motivated. I don't think anyone likes my reply of: "I've stopped asking why someone is motivated and just accepted that they are."

@Maura I. Not just the Catholic Church, here in Canada nearly every major religion is in serious decline in membership. Every little town and village's church has been turned into a house. And the cathedrals in cities are being torn down or turned into tourist traps.

I don't know if there are other reasons but some of these payouts are absolutely massive. It was all over the news this summer that the entire Archdiocese of Newfoundland was being dissolved and all 40 properties sold to pay for the damages awarded to victims, including the historic Basilica of St. John the Baptist in downtown St. John's.

@Vashist D. Well I'm going to buck the trend here and recommend against it. Nearly all of the girls and women I found attractive throughout my teens and twenties would have been absolute nightmares to be in a relationship with. Also your options in high school are extremely limited, basically you can only date someone who's within 1 year age difference and has almost the exact same background as you. All of my friends who dated at that age have been through more broken relationships and marriages than I can count.

It took me until 32 to find the right one and I have zero regrets. She's damn near perfect, I wouldn't change anything about her, and we've been happily married for 10 years now. A relationship can actually have no drama at all. We've literally never argued about anything. When other couples talk about the struggle of staying together we just look at each other and shrug.

@Rizki Setia It's 100% negotiable. The down payment, the interest rate, the amortization schedule, whether or not there's a balloon pay off date.
