@Emma Love legislative risk is a big issue for me when I'm looking at new markets for STRs. Hot markets all face a building pressure to eventually ‘close out'. So, the question for me is always, how many years of STR cream am I most likely to get before I have to downgrade them into LTRs.

But, I buy such that they work as LTRs as well. That’s my security versus legislative risk.

@Emma Love be super-careful and do your research. Palm Springs and all the surrounding communities are in the process of banning STRs. Those which haven’t, have started to “direct staff to create a timeline” ….

Originally, I had Palm Springs slated as a second phase expansion for my airbnb portfolio out of San Diego, because I love the city, and it’s a 2 hour drive. But, I had to pass and go elsewhere based on the legislative risk.

I think PS still has a permit process, but it’s going to be easy for them to turn that process into the mechanism they use to eliminate everyone.

@Leon Lee Schlage Encode is the best lock we have used so far on our Airbnb portfolio. I use RemoteLock.com to link it to my calendars and generate the codes.

I always provide pest control. It protects my property, plus it's cheap. I think I pay $50/quarter per small building (quads).

You have to check with your local expert. In California, frequently the city will pass laws that are even more restrictive than the state. I know what I have to do in San Diego, but I have no clue if Encino has some extra hoops to jump through.

*not an attorney* Even if medicinal MJ is legal, there are multiple ways in which it can be consumed. Tell them they can do edibles, but serve them a 3-day fix or quit for the smoking aspect.

Sue K. - eh, I think once you get them started on ACH, they stay that way. So, the reality is that it's not a big deal.

Roy N. - how do you quote the post you are commenting on? ....and, I'll rephrase that: double drywall is a very cost efficient and effective form of soundproofing. Because of human hearing range, a person will perceive a 10 decibel sound drop as a 50% reduction.
