Emily, I know this has become a discussion with a lot of good points and good information. Someone may have already brought this up, and I missed it. My apologies if so….

But, having started out as third party property manager before owning multifamily and now STRs, the one unshakeable and undeniable truth one learns is that all the magic of the systems of real estate play to the owner.

It’s the equity holder who ultimately generates wealth through appreciation, ReFi, reinvestment, rent increases, etc etc.

The managers never get rich, unless they make the move over to ownership.

So, while opinions vary, In my mind, the response to your initial question is another question:

Why would you engage in a risk maneuver in which the odds are stacked against you, instead of the ownership side where most of the odds are decidedly in your favor?

Further, the real risk may be opportunity cost. From experience, you can get so caught up in managing that it keeps you from finding that opportunity which allows you to buy something.

Best of luck in whatever you do. I guess I just favor the easier road. Ultimately it’s more successful and far more scalable.

Heh, John. I couldn’t agree more. San Diego is home and where I have my first 47 STRs, and every year, it’s watching the hotel lobby fund NIMBY groups to try and regulate us out of business.

So far, California coastal commission has always stopped that, but one day they won’t.

At 4 units, you can get by with much less, but we hit a couple scalability points which caused the need to beef up systems.
