I agree with you and I apologize if you felt I implied everyone should invest in Frayser.  

All I'm saying is for people to quit ripping on Frayser so hard on BiggerPockets.  I have admitted multiple times on BP that 38127 is a very challenging area, but there are plenty of investors out there doing okay in Frayser.  I created the original post just to shed some positive light on something good happening up there.

We need all kinds of investors to make the Memphis market strong.  Thanks for  doing what you're doing!

As you can imagine, your average clients looks way different than our average client.

That's bizarre.

I'm guessing it should really read

Black: 74.2%
White: 23.9%
Hispanic: 1.2%

which gets a very close to 100% and is probably accurate.

I totally understand your perspective/philosophy.  There are so many different ways to succeed in real estate investing, which is why I like it so much.
