We estimate that to break even, we need to be about 50% occupancy as a vacation rental. We are at about 70% for the year so far, and that accounts for March and April at essentially 0 occupancy. We've been near 100% occupancy since the restrictions for vacation rentals were removed. 

We've also seen an uptick in demand for purchasing houses in the mountains. A lot of interest in finding a remote place to escape to.

My wife and I have a property in Beech Mountain and another in West Jefferson. We also help people buy houses in the area (she’s a realtor). When you have some time, we can chat if you want. Our rental in Beech is going like gang busters. The one issue in Blowing Rock is that many neighborhoods do not allow short term rentals.

My wife and I have two rentals in the NC mountains. Currently, we manage them ourselves from several hours away. If we expand (which we're trying to do), and we have 6 or 8 properties, we may look into property management companies. Right now, we're good on our own I think.

Hi Tristan- would love to participate in this. Problem is we don't live in the area. We have a vacation rental in West Jefferson and another in Beech Mountain. But I'd love to talk and to participate in the meet up when I can.

We also have a house in Beech Mountain that we rent on vrbo, airbnb and TripAdvisor. We've also been able to rent it consistently. (in fact, as I was typing a booking for a week in July came in- we'll net about $1900 for the week).

We have a good cleaning person, a hot tub company, and a handyman for issue that come up. The central person in successfully managing our house is the cleaning person. I can give you names of people if that would be helpful.

 We have a second rental cabin in West Jefferson, NC, which is also doing well. Again, key people help us manage that house.

Are there any real estate group meet-ups in the area surrounding Boone? I'm an investor with a couple of vacation rentals in West Jefferson and Piney Creek. And I want to expand more in this area. I live in Wake County but am very interested in growing our vacation rental business in the mountains. It will give me an excuse to be in the mountains more while my son is attending Appalachian State University. :)

Hi everyone,

I've introduced myself on BiggerPockets already. I live in Apex, NC and was thinking my wife and I would be doing deals in the Wake County. Since the market seems to be pretty hot in the Raleigh area, I'm not sure that's such a good idea. 

We own a cabin we rent for vacation rental in West Jefferson, NC. We are now thinking it makes sense to start exploring opportunities in the mountain area- Boone, West Jefferson, Piney Creek, Fleetwood, etc. 

Are any of you out there working in this market, doing flips or buying rental properties? I'd love to talk with you to understand a bit more about how I can be successful in this market.

Hi everyone,

I would really like to get involved in a REIA group. I missed the last meeting in the Raleigh area because I was away on business with my full-time job.

Can anyone tell me when the next meetup will be in the Raleigh/Cary/Apex area? 

I'm new to this and have a few deals in the works and I have a few questions. I'm hoping I'll be able to find people who will be willing to talk to me about these questions.
