Does anyone have a copy of the Arizona Vacant Lot/Land Seller's Property Disclosure Statement form (Oct 2021 version) that they can share?

Yea, I realize the liabilities attached to this type of property; maintenance, insurance, etc. Perhaps the HOA realizes this also and that is why they are so delinquent on the property taxes. They may not be too worried about the chance of foreclosure.

I'm going to check with an attorney.

I've been wondering about this for a while and I just came across an HOA road today that has a tax lien for sale. Does anyone have experience foreclosing on a lien like this? This particular road I am looking at is the only road in a gated community with 15 homes.

Just curious how you acquired the road since I have seen several for sale in auctions and wondered how to monetize.

 I spoke to a title company about this. The relative needs to file a mini probate (if the deceased estate was less than $100,00).

I got a quote of $1700 from an attorney a couple years ago when I was wondering abut the costs but have not done one yet.

I haven't read all of the posts in this thread (so maybe someone already answered). If there's a property that has already had a foreclosure suit filed against the property owner by a holder of a tax lien certificate against that property and I own a subsequent tax lien on the same property, will the Plaintiff be required to pay off my TLC if/when they win the case? 

Are they zoned for recreational use?

Contact that guy (that owns several) directly and see if he will sell them to you at a discount. If you buy, you can then contact the neighbors with larger lots that want to expand.
