@Account Closed I think your answer depends on your goals. There is invaluable experience in completing a deal that you wanted that you might not get with watching everybody else. You could run worst-case scenario projections and see how that property at 1/2 full, 1/4 full or even empty would do to your financial situation. Of course, I'm not advocating doing a deal just to do a deal as you'll want the numbers and other factors to be in your favor but if you plan to buy multiple properties, you buying in a high and low market would presumably average out.

@Michael Newman the zip codes Joseph mentioned are good for finding multi-family properties. Also, I would say investors like to focus on single family rentals in Jacksonville and a strategy might be to package them together on a portfolio purchase if you wanted 6-15 units at once.

Riverside and Avondale is a hip part of Jacksonville with newer restaurants and bars opening up on a steady basis. It has a number of older small multi-units; however, at current prices, it might not be a good cash flowing investment (if at all).

@Craig Oram, what would be your goal with the property? If it's cash flow, run the numbers to see what your return would be. If it's appreciation, what is your timeline and are you ok with the cash flow number from the first question in the meantime?

Hey @Emil Hajric, have you run the numbers on this property? I think that'll tell you whether this would be a good house hack or not. Also, I wouldn't rely on the rental/Airbnb numbers they're providing in the description as some research should be able to validate or refute those.

There's a community that's being built in Tallahassee, FL called Freight Yard Apts to rent to college students if you wanted to search that and take a look at what they're doing.

That's a great first flip @Max Biggar! The Atlantic beach area is one of my favorite parts of town. What attracted you to that property and area as opposed to starting with lower priced properties (with ARVs in the $250K range) in other parts of Jacksonville? Congrats again!
