@Christina Carey Thanks for coming to my defense :). I thnk it is a bit of a hidden gem and like to develop part of my portfolio there. My time in Yellow Springs reminds me of really nice, genuine people who care. I hope I can figure out a way to make it work

@Tom Ott I was in the downtown area and then for a few days in the area where the Eaton headquarters is. I am not saying Dayton is the best place in the world, but I like the steady and calm approach and the price/value/cashflow balance appears to be good

@Tom Ott I hear you. For me, I am not into appreciations so much and volume is not really my thing either. Steady is nice for me and I have been looking at Cleveland but there are many areas when I visited I would be afraid to walk at night. Maybe that's an undeserved view, but that's what I saw.

@Taliah S. Yes, I have been to Dayton in the past. I am currently looking closer to the core. Have you had good experiences with the PM's and could you share their contact data? Finally, yes, I am considering small multi-family.

@Account Closed Your situation is an almost perfect description of my own situation, just all number 2X. I could write a really long post to explain exactly what I am doing but I think it would be easier to describe it to you in a call. Naturally it is very dependent on your goals, which you didn't mention much other than to want to have a second property.

I am happy to share my experience and strategy.

@Kelly Pierce We talked a while ago. I wonder if you ever got around to do the calculation? As you may recall I was planning a 1031 exchange and am now in escrow for the sale of my CA property. I did the calculations over and over and even with small multi-family in CA it just does not add up. I am going the turnkey route. As I said when we talked it is most important to ask yourself what your desired outcome is. If you want good cash flow with high-quality properties I can't find it in CA and I believe we have reached a peak in CA. I wish you good luck and if you like to talk again, let me know.

I will soon be having the funds from a 1031 exchange to invest in new properties. I became aware of some opportunities for small houses in the Dayton area, close to the university but now wonder if it is a good idea. Does anybody know the best property management company in the area as that is a very determining factor for me?

I am not an investor for appreciation but look for long term hold and cash flow. The biggest factor when looking at my current portfolio is the aspect of property quality (often driven by good advice at purchase and good property management) and a good, desirable area that always has good tenants, in good times and bad.

I hope the BP members can help me learn if Dayton is a good area and who to talk to on the property management end in case I buy 6-12 units
