Hello BP community,

I will be moving to the Riverside, CA in December and I was wondering if there are any Investors in BP to meet with and learn from and be mentored. My knowledge of REI is very basic but my intent is to shadow a mentor to get involved in the industry. Any comments and/or suggestions are always welcome. Best of regards!

Hello BP,

What would you guys do if you don't have any recent comps (6 months to 1 yr back) available in the nearby area of a prospect property? I'm having a hard time trying to set up my comparable market analysis but can't find any substantial comps in the vicinity.

@Michael Seeker 's point that crazy drivers may occasionally have a bad day and land on your property. I've never seen that happen but I can definitely relate to somebody that runs the stop sign, hits the curb and lands on your property. Thanks for the input though.

@Bryan K. I think I'll try peoplesmart for know, it seems it offers more info and more reports but I can also use a private eye as @Aaron Mazzrillo mentioned. As of right now I'm a bit skeptic on two properties that I recently found. They both had a white sticker on their front door saying something like contacting MCS for further information on the property. Do you guys know anything about that notification?

Good day BP,

I've been going around our local community for the past 3 weeks and I've noticed 5 vacant/trashed/abandoned properties so far. I have also inquired with the locals as to the whereabouts of the owners; visited the county court's property records for names but I'm not able to reach these people. I was wondering if anybody knows about other methods to approach these people and possibly put a deal on a contract. Thanks everyone!

Most definitely @Brandon C., we should definitely arrange a meeting hopefully next week. As of right now I'm concentrating on the Kent county area, mainly Dover but I wouldn't mind eventually setting a foot up north.

@Scott Costello I'll be attending our local DELREIA meeting at the end of the month here in Dover so I'm really looking forward to that. In the meantime, as you recommended, I have been driving around our local communities and got more familiar with the property values and demographics around. I will be starting a mailers campaign soon to get more leads coming in. Thanks for the feedback.

@Tim G. shouldn't the wholesaler (you) provide a clause within that contract that eliminates Assignability Rights?? I'm not sure if this is possible but if possible it should be another alternative to filter out all wannabes. Along with that I would request only a Cashier's Check as a Non-refundable deposit, but that's just me.

Also, @Henry M. thanks for bringing up the cross referencing of Tax entities to validate the legitimacy of the buyer.
