I there a better and more cost efficient way than direct mail to get in contact with motivated sellers? Direct mail is extremely expensive in contrast to the amount of leads that ACTUALLY turn out to be profitable deals. In this internet age that we live in, there has got to be a better way of going about this. Any and all suggestions are appreciated!

I'm a little aspiring wholesaler and I don't have as many cash buyers on my list as I would like yet. Should I get started looking for deals anyway?

Fellow wholesalers. I need help drafting a message to send to cash home buyers in my area on linkedin, asking them to join my buyer's list. Any and all suggestions are appreciated. What has or hasn't worked for you in the past?

The courthouse steps always have cash buyers out there. I've seen wholesalers out there passing out their business cards. Just go down to the courthouse with some business cards.

 How do you distinguish cash home buyers from regular people? Should I just walk up to every random person and ask, "Hey, do you buy homes for cash?"

Can anyone refer me to an attorney in the Memphis (or surrounding) area/s. Preferably someone who has had experience working with wholesalers, as that's what I will be doing. Just looking for someone to help me gets some affairs in order and draft contracts.

Showing up late to the party, it seems.

I've gathered from this thread that if I'm going to be WHOLESALING (not fix and flip), it would be most reasonable for me to create a single-member LLC and retain "disregarded entity" status instead of electing to be taxed as C or S corp?...

Is that correct?

As I was preparing to have the the documents prepared for me on SwyftFilings.com, (I don't have the money for a lawyer), I was told I had to put down a Tennessee address for a Tennessee LLC, and that it COULD NOT be a PO box

Whatever you like, as long as it's not already taken. I'm going to use legalzoom.com to set up my LLC, and do the search in your state to see if the name you want is available
