My multifamily team is expanding our search into Nashville and Knoxville, and we're looking to meet locals who can give us additional insights on specific neighborhoods and potentially build boots-on-the-ground relationships. No need to be a multifamily expert, but basic familiarity with real estate and things like construction or property management would be helpful. Feel free to reach out and say hi.

A little about my team. We are three GPs with a combined 13 years' multifamily experience. We met through SubTo and are part of Veena Jetti's Multi Mastermind. Our buy box is 30-150 unit C+ to B assets in markets across Ohio, Kentucky, Indiana, and Tennessee.

I can help if you want to cross the border just north into the South/central KY (Bowling Green) or Central KY (Lexington) and everywhere in between.

@James Wilcox, thank you. We're not currently looking in that part of KY, but always happy to learn more about it.

Drew, we run Commerical at KW, Nashville the largest brokerage in the city. We have a property management arm focusing on multifamily as well. You need anything, feel free to reach out. -Andreas

Fantastic. I've been researching local property management and would love to chat. I'll DM you.

@Drew Clayton Yep. Our automated welcome email includes a link to Docusign, where the guest electronically signs. Very simple and I have only had one guest even ask about signing it. Usually if they have a question about it, it’s in the form of a follow up email from the guest to me checking to make sure that I received their signed copy.

Thanks, Mark. Do you just have them fill in all their own info (name, address, number of guests, dates)? That's certainly easier than the way I set mine up where I have to ask the guest for that info and fill those in, then send.

Rental agreement. Not a lease.

@Leslie Anne Morris, I guess I never realized there was a difference. Technically speaking, what is the difference between the two?

I imagine guests will be more amenable to the term "agreement" than "lease."

Quote from @Mike Shemp:

We send every guest a rental agreement.  There have been times where guests have read it and said "I'm not comfortable signing it" and then we mention to them that there are plenty of other nice short-term rentals they can choose from besides ours.

After each reservation, we send the guest our rental agreement via Docusign.com from our web site or mobile phone using their app.

Works great.

Mike

@Mike Shemp, please expand on what you mean by sending the docusign from your website. Is that a feature that loads the form in an i-frame on your own booking site rather than pulling up docusign.net when the person clicks through from the email?

Quote from @Michael Baum:

Exactly what @John Underwood said. We have a pretty comprehensive agreement that is on both AirBNB and VRBO and when you book the house, you accept the agreement.

EDIT - Now on VRBO everyone opts for the insurance which covers up to 3k of damage etc. I have had to use it 2x in the last 5 years with zero hassle. I have used the AirBNB insurance once and it wasn't a problem either. Guests broke a window (the locking mechanism not the glass). VRBO guests destroyed the futon frame.

How do you get the agreement onto Airbnb, @Michael Baum? I haven't seen that option.

Quote from @John Underwood:

No.

They digitally accept your agreement which you upload to Vrbo.

I didn't even realize that's a feature on Vrbo. Great to know. Thanks, @John Underwood

Quote from @Paul Sandhu:

No. My renters travel all across this part of the country. Trying to enforce a lease is not practical.

@Paul Sandhu, do you mean it wouldn't be enforceable because you'd have to deal with laws & lawyers in other states?

I've started having guests sign a lease for my short-term rental in Ohio after hearing of some hosts whose guest issues or damage were not covered by Airbnb's Aircover. I include the note in the initial booking confirmation message that a short-term rental lease will be required to be signed, and that they need to send me their name, email, and home address for the form, which I then put into a Docusign template to forward to them for signature.

While I like the idea of extra protection, it's also a turnoff to guests who've never been asked for this by other hosts. I myself have never been asked to do it when I'm staying somewhere. Since I'm just getting my property off the ground, I don't want to risk any reason for a guest to feel disgruntled and lower my rating.

I'd love thoughts from experienced hosts who've been through this.
