@Russell BrazilI agree with you on certain situations and/or for very large purchase prices. When I'm calling expireds and someone says something to the effect of so and so will cut their commission I use that as an opportunity to point out the agents potential weakness.

If an agent is willing to negotiate down the money they feed their family with how do you think they will negotiate on your behalf when contracts are presented?

I think another thing that is worth noting is that an agents whole job is to handle real estate transactions. If you are an engineer and you are trying to sell your home yourself you do not have at least 40 hours worth of your week to deal with the transaction. Then there is the headache of dealing with investors low balling, tire kickers, and God forbid a dangerous felon entering your home. No decent agent is going to be driving around unqualified clients and looking at property.

@Scott SzurekAs you mentioned at the start of the post you have very limited experience on the subject. @Brie Schmidtand @Russell Brazilhave presented some very good points as to what a good agents value is. FSBO sales account for approximately 8% of all home sales and sell on average for 15% less than agent assisted sales. Who cares whether your agent has a PHD or barely passed his 90 minute exam after a 6 week course if the know their stuff they will more than pay for themselves.

Living in St Louis City I hear many people comment on the transformation of areas in the last few years but that doesn't mean all neighborhoods have similar trends. St Louis is once again the only American City to make a list of top 20 most violent cities (not involved in armed conflict) around the world (http://www.stlmag.com/news/st-louis-named-no-19-mo...), so it would be easy to dismiss it from that.
But, looking at local patterns - development, local officials and businesses making an effort to improve neighborhoods, job opportunities - you can get insight into many of these trends. I was hoping to steer the conversation in that direction, since it's the way I explain different neighborhoods to my clients here and the criteria I use when investing myself.
KC is a great city and like all great cities there are not so great neighborhoods. The areas we have been referring to would, by most, be considered not so great or just flat out dangerous. Proceed with caution.

With all due respect, responses that have nothing to do with the OP's post do not contribute to the thread. I agree, Kansas City is a good cash flow market. We do a lot of work there, but this thread has nothing to do with Kansas City. The OP is from Fort Wayne IN and that is clearly his area of interest. I'm sure he's not going to suddenly move to KC.
