Post: How to start investing with $8,000

I have recently endeavoured to by my first rental property. I had enough money saved for a down payment and maby enough for closing cost... Then the lender I was using required me come up with 6 months of payments (is this normal?). Then I realized the house needed a new roof and a few other updates so I just don't quite have the cash that was needed... I have considered just waiting till I have a bit more saved up and then trying again but I would really like to get started sooner then later.... And I am not willing to buy any less of a house then what I have been looking at because of the type of tenants a cheap house attracts...

I read about these people that get started with very little money down so I am wandering how to do that? House hacking is not a option for me ( as bad as a I wish it was). In a few months I will have about $10,000 to put into a house... And the houses in the area that I would be interested in are going for about 90k. Any suggestions or ideas on how I can get started?
