I was about to say, even with the license, you'll still need to catch on with a broker and join HAR to get access to the MLS.

The main challenge is, and I suspect always will be, finding a great deal. I'm "doing it myself" but not really, because I'm reaching out to brokers, managers, partners, mentors, investors, everyone. Whoever said it was a team sport was right on.

I'm working on my first syndicated deal while practicing law full time. It is a challenge but it can be done. You just can't do it all by yourself. You have to offload/outsource some of the tasks you need to do or they just won't get done. That's my experience so far.

The best way to win a deal is to pay more than the other guy, and by that I mean offer the highest net total to the seller.
Of course, that may not be the best course of action, but that's how you do it.

This is not legal advice, I'm not your lawyer, etc.
It depends on what your application and lease say. Did the application specify the grounds on which the application may be denied? Does the lease specify that an unauthorized occupant is a default under the lease? Does the lease specify that the discovery of false information or a collection account is a default?
There is nothing in the statute that prevents you from evicting Dad or Mom if this situation is covered in the the lease.

If you're getting an employer match, it's free money. If not, I'd rather use the money for real estate.
Exception: if you can use your 401K for real estate or borrow from it, maybe.
