I don't pursue them in my marketing just because I don't know them that well. But if a seller contacts me and they're motivated enough I figure out a way to make it happen.

I ran into a very similar issue a few months ago. The seller was awarded the property in the divorce decree. She got divorced in Oklahoma but the property is in Arizona. After signing the contract with her, I sent it to a title company who had their attorney domesticate the divorce decree into AZ (for a fee) making it legal for her to sell the property without her ex-husband.  An alternative to this is filing a quiet title lawsuit. I hear they're a real pain to do, and the laws might be different for you in New York, but it might be worth looking into.

I've done 5 wholesale deals to date, another one in escrow right now. It's picking up momentum, but I still have some pretty basic skills yet to learn. Since I don't know repair costs that well, I tend to overestimate. I tell the investor I'm still learning and ask for feedback so I can deliver better in the future.  Hope this helps. One site I've found helpful in determining ARV, especially if you don't have MLS access, is redfin.com. It's free, but it isn't available everywhere. On it you can filter for recent sold comparables and browse through the pictures to determine which ones were fully rehabbed.

As for estimating repair costs, I'm still struggling with that. From what I hear networking, practice and time are all it takes.

I'm not as active on BP as I ought to be yet, but I was a Lifestyles Unlimited member for a year. Both have incredible content, but LU offers mentoring with their education.  Once you get some free, quality education here it wouldn't hurt to check them out afterwards, especially if you're looking into multifamily. I have nothing but good things to say about both groups.  Happy investing!

It might help to add some more variety, not just in the title and body but creating a 2nd or 3rd dedicated email address for CL posts. Just my two cents.

Google Adwords is a pretty effective marketing tool too. I don't have much computer savvy but was up and running in just a few hours. If you have any questions on it I'd be glad to share what I know.

If you could negotiate to buy it subject to with a few hundred or $1,000 down at closing, I would think you could market that to a buy and hold investor for a modest spread on the down payment.
