Can anyone recommend a few companies for quotes on home owners insurance. Planning to buy a few single family homes in the Kansas City market and looking for a few solids quotes. 

I checked out a few places already but all seem high from what I have read compared to the values of the property and amount of coverage offered.

When would it be better to pay cash vs loan for a rental property? I understand many people like to use leverage and buy multiple properties if able to. I am looking at my first investment and a cash buy seems nice to minimize risk and debt.
