This is where accurate, consistent, and timely documentation of maintenance and management activities (as related each tenant) can save your bacon because the documentation will provide the proof regardless of who bears the burden.

BP Podcast 008 specifically discusses ethical landlording with Al Williamson.  He offers unique yet effective approaches for transforming multi-unit communities.

I went so far as to put filter material on the return air grilles to catch most of our dog's hair (German Shepherd).  It was a little labor intensive, but I wanted to trap all the hair before it reached the system filter.  It worked too... the return grilles were caked with dog hair.  I rinsed them off with the hose, let them dry, then installed them again

Sadly, this is the cost we pay for having dogs in the house.

She will be a toxic tenant if she is "forced" to stay in the lease. She'll make you the villain every time she tells her story, which will be often.

Your reputation and business will suffer more than hers

There is a set of multi-units in construction right now that i am very interested in.

The lender may look at you more favorably when the four plex you make an offer on has current tenants.  Lenders love to see assets that are producing cash flow

What is your state's definition of Abandoned Property?

Storage facilities that do not get paid for their service wait a certain amount of time, classify the property in the shed as abandon, then auction the property or pitch it.  I am guessing there are similar laws regarding your situation.

I would turn him down, simply because he does not meet the standards you set for tenants on your properties.
