I just established an LLC to be my "property manager" too. I had read it a few times and really liked the idea after my last problem tenant was constantly asking for "exceptions" to things because she knew I had the power to make the decision. (And shame on me, I gave in a few times and learned some lessons!)

I also have always used a PO Box. Last thing I want is a tenant knowing where I live, especially if they get upset about something and decide to be rotten.

Hi All. I am Deborah Smith - another new person in Phoenix! I have had an interest in real estate as long as I can remember. I am a CPA (corporate financial - not tax) at a large, national home builder. So my personal and professional life both largely involve real estate.

I have had 2 SFR rentals - sold one in 2009 just before a >50% decline in value (whew!) and purchased the current in early 2012 after many, many offers were made. Have been working toward purchasing the next though the deals are gone quick in this crazy market.

Looking forward to making new connections and learning lots more!
