Depending on her focus, she may actually become available after Monday.  Sept 15th became THE big push for a lot of accountants a few years back as that's when any business taxes must be completed.  Individuals remain at 10/15 - but since she's so busy now sounds like she may free up after Monday.  

Another thought - push back REALLY hard on the underwriter.  Explain she's unavailable due to her profession, and that you have provided everything you can.  Ask them to come up with a solution.  I know it's not really their responsibility, so on so forth, but I have had several underwriters either give up on something or after much discussion, decided something else (something I was willing to do) would suffice instead.

As a CPA myself who is married to a tax accountant who has barely been home the past two weeks, this is probably REALLY bad timing for your roommate.  Whether she would be willing to help or not, she probably simply can't devote any time to your issue right now.  

Maybe approach her, in person, when things slow down a little for her and she has a chance to breathe. :)

Yep, here too.  Can't park in the yard.  It happens anyway at times, but if I see a tenant doing it I kindly tell them that city code doesn't allow it, and if we receive any notice of violation they will be responsible for 100% of the costs.

Never had one not moved by the end of the day.

I stopped giving bonuses.... really only because every person we ever gave extra money to seemed to disappear after that.  Still haven't figured that one out.

Very first one was via a FSBO sign that my dad happened to mention when I said I was looking for properties in the area. It wasn't the best deal ever (I know that now), but luckily I bought it in 2003 and was able to take advantage of some very nice appreciation.

All unknowns for me, too.  I will contact them but was hoping someone might have had some words of praise or otherwise before hand. 

Do you know of any other turn key providers in that area that are well regarded?

What are you hiring them for? Tax prep? Tax planning? Assurance services? Bookkeeping? I am a CPA specialized in real estate but would be a horrible person to have do your taxes... Point being it very much depends what you need the CPA for to determine what questions to ask and who to go to :)

Agree with both @Richard and @Kimberly H. 

I would be totally upfront with any tenant, and provide accommodations while the unit is being worked on.

But more importantly, Kimberly's point - if it's really unsafe, why are they delaying fixing it?  That sounds like something that at a minimum, needs to be temporarily secured to make it safe, and they can worry about making it "pretty" later.  Last thing anyone needs is someone to be hurt.
