Hey fellow BP's I am seeking private money to fund 2 single family houses. I plan to cash- out refinance within 30-45 days of initial closing. The amount I need to close is 25K. A first lien position would be drawn up with the private money investor as mortgagor. I can guarantee 10% return on investment in 30 to 45 days!

Hello fellow BP's I am seeking financing on single family house in what is considered a "prime location" the property is single family house 4 bedrooms, 1.5 baths, and 1 car attached garage. In need on medium repair. However, the asking price is 50K the ARV is 100K. Indeed, some equity in the game. Lets talk on terms. Thanks again for all the advice!

Hey fellow BP’s in need of some guidance on how to structure a real estate deal. I have a potential to purchase 2 single family house currently rented at $1100 per month. The total purchase price on both properties is 25K. I am seeking to fund the deal with private money partner @ Zachary Critchett. This would be are first deal with is type of real estate transaction. Can we get some insight on how to structure the deal to ensure both properties are protected and lending practices for the state of OH are followed. Just want to be extra careful to ensure this is “win win” for all parties in this particular deal. Thanks in advance for insight to help us achieve our goals!!

I am seeking private money investor (not hard money) to fund a real estate deal. I have an opportunity to purchase 2 single family houses and vacant lot for a package deal of 25K. Both properties are currently rented out with combined gross rental income of $1100 per month. Thanks for your response to my posting. Sorry my first question was merely a statement that I was buying the two properties with great built in equity. Both properties are performing good rental history. Do you know if credit unions have seasoning requirements like most banks that want 6-12 months title before you can finance based on the appraised value versus purchase price?
