Does anyone have more specific advise on areas in East Nashville that have high rental values and duplexes that may need work to bring up to neighborhood standards?

Thank you, Adam! I've heard that Franklin is becoming a real hotspot. I've also heard East Nashville is a hip young area. That's more what I'm looking for, the younger artsy type rental communities.

I've been relatively successful in Orlando, FL rehabbing and renting homes in neighborhoods that are in the progress of transition from blue collar to young professionals. The Milk District is a good example. I'm in Nashville for the weekend and would like to look at a few opportunities while here. That being said, I'm not sure where to look? Any suggestions on neighborhoods in Nashville that are similar to the Milk District in Orlando? Very specific question, I know. Thanks!

What neighborhood is it? If it's Downtown - Bungalower is a great place to advertise (at a cost). 

Otherwise, I get tons of leads from Zillow, Trulia & Hotpads on my rentals. All are free.

I have a triplex that I'm rehabbing in Orlando that I'll be listing in the next 2 months.

There is a vacant 2/1 that we are rehabbing now. 

A 1/1 rented at $995 

A 1/1 rented at $750 (below market long term Tennant on month to month lease) 

It's located in Downtown Orlando and I'll list it at $319,000. If you're interested, let me know.

I'm renovating a triplex, my contractor did an excellent job renovating the first unit.  We discussed a partnership and agreed to him collecting 10% of sale proceeds, in exchange for his sweat equity to renovate the remaining two units. 

I'll be paying his helper weekly, and reimbursing him for materials. 

Has anyone done a similar arraignment? I'm looking for a sample contract to draft. Any help is appreciated!

I'm currently renovating a 3-unit property in Downtown Orlando. The first unit came in over budget, and now we are going into the second unit. To remain liquid, I'm considering putting a small amount of debt on it.  I've been operating in all cash, and for various reasons can't take out a conventional mortgage. 

I paid $145k for the property, and it would appraise around $200K as is. Currently zero debt on it. Title held in the name of my LLC, which I'm the sold member of.

Thoughts on borrowing $30k to $50k in hard money? Where's the best place to go?
