Does anyone invest in New Bedford and Fall River?? I have found several duplexes and triplexes that could cash flow pretty well. I don't know how the tenant class is or vacancy rates for the area. I talked to a realtor in the area that had one listed and he said that the market is increasing for rentals. I don't know if I should trust him since he is the listing agent. Any help would be great! Thanks

Thanks for the advice. He already has a renter in the house and I would look to sell in 3-6 months. It won't cash flow very well but has quiet a bit of equity.

Quick question for the group. I found a property that a coworker is currently renting and the owner propositioned her to take over his payments and buy the house. My ears perked up and I asked about the deal. The owner owes 225000 on the house and I sent it to my wife to run the comps (realtor) and she said that the market value is 325-350000. I instantly told the girl I was interested in talking to her landlord to make a deal. I don't know much about taking over a loan on a property or really know what I should be asking the owner. I can turn around and have my wife list it on the day of close and make a little bit of money. I am very new to this game so any advice would be great. Thank you so much!!!

Hello all!!! My name is Dustin and I am currently on Active Duty with the US Coast Guard stationed in Cape Cod, MA. I am very interested in starting my REI career since I will be retiring from the service in about 6 years. I am looking at a buy and hold strategy on the Cape, New Bedford and Fairhaven areas (Fairhaven and New Bedford for the multi-family opportunities) . I am finding properties that I run through my C&C ROI and can get some multi-familes between 18-25%. These are not the best neighborhoods, but is the ROI there to take the chance on the area? Anyways I am very new to the area as well and would like to put down some roots and make this home. If anyone can help me with information about any of the areas, I would greatly appreciate it. Thank you for providing a great place to learn and grow.
